Job description
2 Month Contract With A Local Authority
Job Purpose
To carry out comprehensive property surveys focused on diagnosing damp, condensation, and mould issues, identifying root causes, and specifying effective remedial actions. The role ensures properties meet health, safety, and quality standards while supporting residents with a professional and empathetic approach.
Key Responsibilities
- Conduct full property inspections to diagnose damp, mould, and condensation issues.
- Identify causes linked to building structure, ventilation, and environmental factors.
- Specify appropriate remedial works and improvements.
- Use specialist diagnostic equipment and undertake seasonal monitoring where required.
- Produce clear reports, drawings, and floor plans to support findings and recommendations.
- Diagnose general building faults and assess how repairs impact wider property components.
- Obtain or prepare detailed specifications and secure competitive quotations for works.
- Raise and manage works orders using appropriate systems and tender/contract procedures.
- Supervise contractors and works on-site through to completion, ensuring compliance with health & safety and statutory standards.
- Carry out post-inspections to confirm quality and authorise payments.
- Investigate invoice queries and ensure value for money.
- Work collaboratively across services and with external partners, including PFI contracts.
- Respond to resident complaints, compliments, and enquiries, contributing to service improvements.
- Manage workload independently, prioritising tasks and meeting strict deadlines.
Requirements
- Proven experience as a Damp & Mould Surveyor or similar role.
- Strong knowledge of damp, condensation, and mould types, causes, and impacts on residents.
- Good understanding of building construction and structural defects.
- Ability to diagnose issues and recommend effective remedial solutions.
- Experience using diagnostic tools and monitoring equipment.
- Ability to produce technical reports, drawings, and specifications.
- Knowledge of contract management, tendering processes, and supervising works.
- Understanding of health & safety regulations and statutory compliance.
- Strong problem-solving and analytical skills.
- Ability to work independently with minimal supervision.
- Excellent communication and interpersonal skills, with an empathetic approach to residents.
- Experience managing contractors and external partners.
